This site is an independent presentation of official statistics. It is not an estate agency, valuation service or investment recommendation.

Collect

We use published NSO releases and their supporting tables, recording the release number, period and access date.

Normalise

We rename fields for clarity, preserve the published units and use null—not an estimate—when a locality value is absent.

Separate

Monthly transactions, quarterly permits and price indices stay distinct. We never imply that one is a valuation of a home.

Publish

A governed JSON projection is stored in R2 and read by the site, with a bundled fallback for resilience.

RPPI

A Laspeyres-type, chain-linked index based on tax authority transaction data. From Q1 2023, NSO uses a quality-adjusted rolling time dummy method. The 2026 release uses 2025 = 100.

Locality price level

A modelled apartment price-per-square-metre level relative to that year’s national average. Penthouses are excluded and observations may be suppressed where samples or rankings are unstable.

Transactions

Final deeds and promise-of-sale agreements are different legal stages. Aggregate declared value is not a median or average home price.

Permits

Planning permissions record an approved pipeline. They are neither construction starts nor completions.
